Chowchilla, CA (2023 – 2025)
Our Planning Division assisted the City of Chowchilla in the preparation of the City’s 2024-2032 6th Cycle Housing Element Update. The purpose of the Housing Element Update was to meet state-mandated requirements, including addressing Regional Housing Needs Assessments (RHNA) and ensuring compliance with housing laws, with the goal of planning for adequate housing for all residents. Our Planning Division managed the project, conducted extensive public outreach through surveys and workshops, and drafted the Housing Element in accordance with state law.
Following the adoption and certification of the Housing Element Update, our Planning Division assisted the City with Zoning Ordinance and General Plan text amendments to implement 20 Housing Element Programs, covering: Employee Housing, Density Increases, Residential Care Facilities, Transitional Housing, Supportive Housing, Manufactured Homes, Emergency Housing, Guest Houses, Lower Income Opportunities, Boarding Houses, Reasonable Accommodation, Density Bonus Ordinance, ADUs/JADUs, Parking Regulations, Open Space Requirements, Objective Findings, Multi-Family in Commercial Zones, SB 9 Compliance.

Taft, CA (2024-2025)
Our Planning Division assisted the City of Taft in the preparation of the City’s 2023-2031 6th Cycle Housing Element Update. Vacaville, CA (2024)
Our Planning Division assisted the City of Vacaville with completing several Vacaville Land Use and Development Code Text Amendments as required by certain housing programs contained in the City’s 6th Cycle Housing Element Update to implement the City’s Housing Element. These programs required amendments to development standards, design standards, and approval processes and procedures. Specifically, the programs covered: Density Bonus Ordinance, Missing Middle Housing, 3-Bedroom Apartments, ADUs/JADUs, Supportive Housing, Employee Housing, Single Room Occupancy, Low-Barrier Navigation Centers, Emergency Shelters, Objective Findings.

Our Planning Division assisted the City of San Fernando with completing several Zoning Ordinance Text Amendments as required by certain housing programs contained in the City’s 6th Cycle Housing Element to implement the City’s Housing Element. Specifically, the programs covered: Mixed Use Overlay District, Transitional Housing, Supportive Housing, Low Barrier Navigation Center, Employee Housing, Prohibition of Single-Family Housing in Multi-Family Zones, SB 35, SB 330/SB 8, Childcare Requirements, No Net Loss, Lot Consolidation.
